🏡 Sunsation Villa – House Rules

By booking and staying at Sunsation Villa, you agree to comply with all house rules below. Failure to follow these rules may result in fees, immediate removal without refund, and/or additional charges for damages or remediation.

👤 Primary Renter & Identification

✔ Primary renter must be 25+ (valid government-issued ID required)

✔ No third-party bookings — the person booking must stay on the property

✔ All guests 18+ must provide a government-issued photo ID

✔ All required adult IDs must be submitted within 48 hours of booking. Failure to provide IDs within this timeframe may result in automatic cancellation by the host with no guarantee of refund

✔ IDs are securely stored for verification purposes only and permanently deleted after checkout

👥 Registered Guests Only

✔ Only guests listed on the reservation may be on the property

✔ No unregistered visitors without prior written approval

✔ Approved extra overnight guests: $100/night per person

✔ Unauthorized visitors or gatherings may result in immediate removal without refund.

🐶 Pets

✔ One small dog under 25 lbs allowed with prior approval + $300 non-refundable fee

✔ Unauthorized pets: $500 fee + cancellation of stay

🎉 No Parties or unauthorized events

✔ No parties per Airbnb policy

✔ Disturbances or neighbor complaints may result in eviction without refund

✔ Unauthorized event/party fee: $1,000

🔇 Quiet Hours

✔ Quiet hours: 10 PM – 7 AM

✔ Please keep outdoor noise low and respect neighboring homes

🚭 No Smoking or Vaping

✔ No smoking, vaping, or e-cigarettes anywhere on the property

✔ Violation fee: $1,000 + full remediation costs

🏊 Pool & Hot Tub Safety

✔ No diving or jumping (pool depth 4.5–5.5 ft)

✔ No glass near the pool or hot tub

✔ Keep hot tub water above the jets at all times

 ✔ Replace hot tub cover when not in use

✔ Children must be supervised at all times

✔ Do not tamper with pool or hot tub equipment

🪑 Furniture & Property Care

✔ Do not move or rearrange indoor furniture

✔ Report issues or damage within 24 hours of check-in

✔ Guests are responsible for unreported or newly caused damage

✔ Tampering with Wi-Fi, cameras, safety devices, or pool equipment: $250 fee + service call cost

🛠️ Property, Appliance & Plumbing Use – Guest Responsibility

✔ Guests are responsible for the proper use of all interior and exterior systems, including but not limited to: Sinks & toilets -Washer & dryer -Garbage disposal -Dishwasher -Stove & oven -Pool & hot tub equipment

✔ Any service calls, flooding, backups, mechanical failure, or damage caused by misuse, negligence, or failure to follow posted instructions will be fully billed to the guest, including labor, parts, and emergency fees. This applies to all plumbing, appliances, electrical systems, and exterior equipment

🥄 Garbage Disposal & Plumbing

✔ Disposal is for small food remnants only

✔ Do NOT place pasta, rice, grease, peels, bones, wipes, paper towels, feminine products, or foreign objects into the disposal

✔ Plumbing backups, clogs, flooding, or damage caused by misuse are fully billable to the guest

🧺 Linens, Towels & Makeup

✔ Use black makeup towels only for cosmetics, creams, self-tanner, etc.

✔ Stained/unsalvageable linens: -$20 per towel -$20 per sheet

✔ Do not attempt to wash stained linens — housekeeping handles laundry only

🔥 Grill Use

✔ Clean grill after each use

✔ Excess cleaning or damage will be billed at actual cost

🚗 Parking

✔ Driveway parking only

 ✔ No parking on grass, sidewalks, or neighboring properties

✔ RVs, trailers & boats require prior approval

🌴 Tropical Climate & Pests

✔ Florida’s environment includes insects & wildlife (lizards, iguanas, etc.)

✔Home is professionally treated — occasional sightings may occur

✔ No refunds for wildlife or pest sightings

✔ Keep doors/windows closed while A/C is running

🎥 Security Cameras

✔ Outdoor cameras monitor exterior areas only

✔ Do NOT tamper with cameras or Wi-Fi router

✔ Tampering fee: $250 + possible eviction

📦 Lost & Found

✔ Items held for 14 days only

✔ Return shipping requires prepayment + $25 handling fee

🕒 Check-In / Check-Out

✔ Check-in: 4:00 PM

✔ Check-out: 10:00 AM Late Check-Out (Must Be Pre-Approved)

✔ Off-season (May–Nov): $50/hour until 1 PM

✔ High season (Dec–Apr): $75/hour until 1 PM

✔ After 1 PM = full night’s rate

Unauthorized Late Check-Out

✔ $250 fee automatically applied

✔ Over 2 hours late = full day’s base rate

📑 Extended Stays (28+ Nights)

✔ Require signed rental agreement

✔ Background check

✔ Credit check

✔ Security deposit
